Who We Are
C.O.L. Industries has a professional staff that includes administrators, supervisors, accountants, assistants and handyman. Our staff has a combined experience of over 20 years. Our single, all encompassing focus is to meet and exceed all of our client’s needs and demands.
What We Do
C.O.L. Industries to date manages over 2,500 residential units representing over 2 million square feet. Over the past twenty years, we have managed: private condominiums, commercial buildings, buildings, that have both residential and commercial businesses, condominiums that are subsidized through private developers and financed by the Puerto Rico Housing Authority and the Municipality of San Juan.
Our experience in managing these different types of properties and clients has entailed performing the following tasks:
- Full accounting cycle, financial statements, bank reconciliation, rent collection, maintenance fee collection, legal proceedings, collection of special assesments, supervision of contractors.
- Rental of commercial sites, maintenance and cleaning, complete infrastructure supervision.
- Contract and bids.
- Roof sealing, cisterns repair, elevator repairs, installation of intercoms and security cameras, and insurance acquisition, among others.
- Payments pertaining to the functioning of all parameters in the building.
- Depositing all income from the maintenance fees or rent collection.
- Keeping inventory of all materials.
